Auctions are daunting, and not everyone feels confident to out-perform other bidders and win the property of their dreams.
Representing you on the auction day alleviates the pressure of purchasing the property.
I will take the stress and emotion out of purchasing property at auction and often save you a substantial amount of money.
Provide you will realistic expectations of the likely selling price of the property. Your identity can remain confidential if you wish.
AS PART OF THE SERVICE:
I ensure all pre-auction preparations are completed. If requested, personally inspect the property and prepare a full market appraisal.
I will develop the most appropriate auction bidding strategy to maximise the chances of securing the property.
I will then execute and modify the strategy as required by the swift progress of the auction, including any negotiations during auction.
If the property is “passed in” at auction, I continue to negotiate with the selling agent on the day of the auction.
We are all busy and we all know that Saturdays or "Game Day" as I like to call it are hectic and can be overwhelming - with many appointments all at the same time!
I am able to visit any properties you have found and visit them with a Buyer's Agent eye giving you a detailed report on the property and with at least 100 - 200 Pictures.
I can also use my connections and secure a private inspection where possible.

Needs analysis & research
I take time and a great deal of care to make sure I understand your needs and requirements well. Once I understand fully what your needs are, I develop a comprehensive “Property Brief”, which will form the basis of my search.
For investors, I can recommend where to buy, what type of property to buy and expected yields.
I will select the most appropriate search strategy to efficiently locate properties that best meet your requirements, both on-market and off-market. Keeping you informed about my progress at all times and ensuring you are a part of the process always getting your feedback and input.
Shortlist & due diligence
I will search and shortlist a whole range of properties with only the most suitable for your further consideration. I will cover things like Flood Areas, Fire Zones and give general feedback on the area.
Once I have your feedback and we have discussed your preferences, I will arrange inspections of the properties. I try where possible to have private inspections. These inspections can either be done together or we can use the wonders of technology and video call you through the properties. I generally go and inspect and take 100 – 200 photos for you to look through and give a detailed report of the property. I will then supply you with a full report for all shortlisted properties, including additional photography and market value appraisals. For investors, I also submit rental appraisals and can prepare further reports such as development potential or capital growth statistics.
Negotiate & acquire
Once I have your go-ahead, I will proceed to secure the property for you, with the best strategy to secure the property at the lowest possible price and on the best terms and conditions for you. I submit offers and conduct negotiations with the selling agents on your behalf. I prepare for, attend auctions and bidding on your behalf. I ensure that contracts are signed/exchanged in a timely manner.
Assist with getting to Settlement
There is a lot to coordinate before settlement and I will manage this from beginning to end for you. Including the necessary professional services such as solicitors and conveyancers to ensure that the contract and other documents are in order. I can also coordinate reputable building and pest inspections and give you a full report breakdown, quantity surveyors, property management, etc (third-party fees apply).
I offer any assistance you may need to ensure a smooth settlement. I will liaise with your conveyancer and mortgage broker and conduct a pre-settlement inspection before settlement. I can assist in any relocation needs at this time also.
